Hamburg | Pullach, 07/08/2024 – Quantum Immobilien KVG has acquired 320 flats in Welfengarten in Munich Au-Haidhausen as part of an individual mandate for an institutional investor.The developer and seller is Bayerische Hausbau Real Estate.

Der Deal umfasst rund 27.300 m² Mietfläche für Wohnen und Gewerbe. Diese verteilen sich auf 320 Wohnungen, davon 290 freifinanziert und 30 gefördert (München Modell), sowie ca. 1.100 m² Gewerbe- und Gastronomiefläche. Alle 1- bis 5-Zimmer-Wohnungen sind hochwertig und modern ausgestattet mit Echtholzparkett, Fußbodenheizung und bodentiefen Fenstern. Vergleichbares gilt auch für den geförderten Anteil. Zudem verfügen alle Wohnungen über einen eigenen Balkon oder eine Terrasse. Für Pkws stehen Stellplätze in der quartierseigenen Tiefgarage bereit.
Welfengarten stands out with sustainability
The entire quarter in Welfenstrasse is characterised by its attractive location, the diverse mix of uses and its ESG standards. The large green inner courtyard offers tenants a meeting place for socialising and relaxing, as do the shared roof terraces.

With a property portfolio worth around 3.5 billion euros, Bayerische Hausbau RE occupies a leading position in its core market of Munich. The sale of the Welfengarten will not change this. "Our properties have characterised Munich's cityscape for 70 years," says Marcel Wnendt, CEO of Bayerische Hausbau Real Estate, "and will continue to do so in the future."
The transaction took place as part of an asset deal. The parties have agreed not to disclose the purchase price. Colliers International acted as agent for Quantum. The law firm P+P Pöllath + Partners Rechtsanwälte and WITTE Projektmanagement GmbH acted as advisors. The Munich law firm BK&K provided legal advice to the seller and the law firm Dentons provided tax advice.
