Quantum has acquired the residential property 'Teglporten' in Copenhagen for a club of institutional investors as a separate account. It is the third acquisition in the Danish residential real estate market for the German project developer and investment manager. The property is located in the modern new development district Sydhavn directly at the waterfront and comprises around 140 apartments and three commercial units on 15,000 sqm. The seller is Catella Investment Management and its AIFM-platform Catella Real Estate AG for the fund Catella Wohnen Europa.
'We are pleased to announce the expansion of our Danish portfolio with the addition of 'Teglporten', a trophy asset in a rapidly expanding market. This property stands out not only for its exceptional location, but also for its outstanding quality,' says Martin Berghoff, Managing Director of Quantum.
'We consider Copenhagen to be one of the most attractive investment locations in Europe, but the portfolio allocation of the Catella Wohnen Europa Fund is to be reduced from almost 20%. As part of the strategic portfolio adjustment, this sale is therefore taking place after a successful holding period of more than eight years,' says Michael Keune, Managing Director of Catella Investment Management.
The occupancy rate speaks for itself: all apartments are currently let. The apartments vary in size from three to five rooms. All of the approximately 140 owner-occupied apartments have a terrace, balcony or loggia. Connection to Copenhagen's sustainable district heating supply and solar panels on the roof contribute to the ESG strategy of the asset, which was completed in 2016.
'Following our acquisition of another high-quality trophy asset, our Copenhagen based team will take over the asset management, to be close to the asset which enables a proactive performance' says Niclas Honoré Milvertz, Country Head Denmark of Quantum.
