Hamburg, October 6, 2025 | Quantum Immobilien KVG has signed a forward deal for a subsidized new-build in Freiburg im Breisgau. The ongoing project development comprises 64 subsidized rental apartments which, upon completion, will be transferred to a fund managed by Quantum. The seller is Unmüssig Bauträgergesellschaft Baden mbH.

High-demand housing in Freiburg
On a plot of approximately 4,215 m² at Haierweg 52 and 54, directly adjacent to the development of the “Am Lindenwäldle” urban quarter, 64 subsidized rental apartments are being built. According to current plans, these will be distributed across three buildings with four floors each (including the ground floor), plus an underground parking garage with car parking spaces.
The average size of all 1- to 4-room apartments is around 79 m², with a majority of 3- to 4-room units planned. In total, the new-build will offer a rental area of approximately 5,000 m². All apartments are planned to feature high-quality specifications, including real-wood parquet flooring, underfloor heating, fitted kitchens, and modern bathroom fixtures. In addition, each apartment will have a balcony or terrace facing southeast.

Completion by the end of 2027
The new-build is scheduled for completion by the end of 2027. The façade is designed as a highly insulated external thermal insulation composite system with brick slips, uPVC windows, and triple insulating glazing. Heat pumps and a supplementary photovoltaic system on the roof are also planned. All measures contribute to achieving a KfW 40 efficiency house in line with the QNG sustainability standard.
Legal and tax due diligence was conducted by the law firm P+P Pöllath + Partners Rechtsanwälte und Steuerberater mbB. Technical due diligence was performed by bhl consultants GmbH (bhl). On the seller’s side, legal and tax due diligence was advised by GSK Stockmann and HBM Hecht Budai & Partner mbB, while technical due diligence was carried out by mdbm Baumanagement GmbH. Both parties have agreed not to disclose the purchase price.
