Hamburg, 18/01/2023 | Hamburg’s City Nord is coming back to life: Where the “post pyramid” once stood, more than 1,000 people will find a new home this year. Effective immediately, Quantum is launching the leasing of 366 privately financed rental apartments in the Ipanema residential and mixed-use district.
The 1- to 5-room apartments ranging from 30 to 160 m² are distributed across two wave-shaped buildings that curve around a green inner courtyard with garden beds, open spaces, and play areas. The distinctive architecture is by Hamburg-based KBNK Architekten.
Everything on hand: parcel lockers, laundrette, bike workshop
Ipanema is packed with modern features designed to make everyday life easier for residents: “Starting with parcel lockers that accept my package when I’m not at home, to an on-site laundrette, and even free Wi‑Fi in the outdoor areas of the district,” explains Quantum Managing Director Knut Sieckmann.
Ipanema also embraces smart, sustainable mobility: Residents can, for example, rent e-cargo bikes directly within the district. “You can park and charge your own e-bike safely in dedicated e-bike rooms in the underground garage. And if you get a flat tire: there will even be a bike repair station outdoors,” Sieckmann adds.
Another standout is Ipanema’s digital concept: The lease can be signed entirely digitally; via the Ipanema app, residents can check current energy consumption, communicate with the landlord, or open the door. The digitization concept and the app come from Hamburg-based property manager Reos GmbH, which is also handling the leasing and management of the apartments. Rents are expected to range between 17 and 23 euros per m². Move-ins are planned for late autumn 2023.
Living and working across four football fields
Ipanema is part of the City Nord master plan of the Free and Hanseatic City of Hamburg. On an area previously used exclusively for offices, a vibrant, urban district that combines living and working is now being created across an area equivalent to four football fields. In 2020, Quantum acquired the 366 privately financed rental apartments in the district from developers DITTING and PEG for the Bayerische Versorgungskammer.
In addition, 157 publicly subsidized rental apartments are also being built, with leasing to start later in the year. Ipanema will be complemented by its own daycare center and commercial space, as well as an office tower where the Hamburg-based traditional bank Berenberg will establish its future headquarters.
