Hamburg, 03/07/2025 | Quantum Immobilien AG has assisted a private investor as investment manager in the purchase of the P11 office property in Munich from Art-Invest Real Estate and will also act as service developer for the planned revitalisation.
P11 – High-quality office space in a prime location
The existing property is located at Prinzregentenstraße 11 in the heart of the old town between the Isar River and the English Garden and is to be comprehensively revitalised and repositioned over the next three years. The focus will be on structural, energy and technical modernisation. Modern office space covering around 4,000 m² will be created over six floors, plus a new attic floor and balcony areas. The units, starting at 600 m², will offer space for coherent usage concepts and flexible layouts. As part of the measures, both the façade and the entire building services will be renewed. All planned measures will be carried out in compliance with the ensemble protection requirements.
"We are delighted to have secured the P11, an office property in a prime location and of a sought-after size, for our investor", says Celia-Isabel Vietmeyer, member of the Quantum Executive Board, adding: "As part of the extensive revitalisation, we will now contribute our expertise in inner-city redevelopment and increase the long-term appeal of the P11."
"It's great that Quantum is developing P11 further, and we wish Quantum every success in doing so. The sale confirms that even in a challenging market environment, well-located properties are fungible," comments Tobias Wilhelm, Managing Director at Art-Invest Real Estate in Munich.
The parties involved have agreed not to disclose the purchase price. Art-Invest Real Estate was advised on the transaction by GSK Stockmann. CBRE acted as broker for the seller. Quantum was advised by the law firm Noerr.
