Letting starts for 537 flats in the Smyles new-build project in Berlin-Friedenau

Berlin, 23 November 2023 - STRATEGIS AG, a specialist in individual and global sales, transaction consulting and property management, is taking over the letting and management of 537 flats in the Friedenau district of Berlin-Schöneberg for Quantum. The Smyles new-build project comprises five buildings with around 23,700 square metres of living space and 135 car parking spaces in two underground car parks. With a mix of 1- to 3-bedroom flats and living spaces ranging from 27 to 91 square metres, the units offer a wide range of space-efficient rental flats, which are in high demand. All flats have a balcony, a roof terrace or their own south-facing front garden. Completion of the Smyles new-build project is scheduled for the end of 2024. STRATEGIS will start letting the first flats on 24 November 2023 and they are expected to be ready for occupancy in April 2024. The neighbourhood management team will have an office on site from the start of administration, and a neighbourhood app for Smyles will also offer fast communication and services.

We are addressing many target groups. These include young professionals, singles, couples, students and young families in particular," adds Knut Sieckmann, Managing Director of Quantum.

The Smyles project is part of the new Friedenauer Höhe urban neighbourhood.At the centre of the quarter is a large public park with leisure and recreational areas covering around 10,000 square metres.A public cycle path creates an east-west connection through the almost car-free complex. The Bundesplatz and Innsbrucker Platz S-Bahn and U-Bahn stations are within walking distance, as is the extensive Volkspark Wilmersdorf.
