Hamburg, 29/09/2022 | Quantum Immobilien AG is expanding its existing activities in the healthcare real estate market. The project developer and investment manager has acquired a majority stake in Munich-based SHI Management, an investment manager specializing in senior living properties.

SHI Management currently manages a portfolio of senior living properties worth around 500 million euros in Germany and Austria. The portfolio includes premium senior residences such as the Elbschloss Residenz in Hamburg, modern nursing homes like a senior center at the Kurpark in Wiesbaden, and specialized care facilities such as a dementia competence center at Lake Wörthersee.

“The acquisition of SHI Management is a strong commitment to the healthcare asset class, where we see great growth potential. SHI’s strong market position and excellent track record are ideal prerequisites for further developing our activities in this market segment together. As an owner-managed company, SHI is a great fit for Quantum. We share the same values—and our joint commitment to greater sustainability in the real estate market also connects Quantum and SHI,” says Frank Gerhard Schmidt, co-founder and member of the management board at Quantum.

With Quantum’s entry, a generational change is also taking place among the shareholders. Wolfgang Grimm, who founded and successfully built up the company 17 years ago together with his partner Jochen Lindner, will retire from his role as shareholder and managing director as part of the transaction. Jochen Lindner will continue as managing partner.

“It was very important to us to find a partner who is a good fit for us as well as for our investors and business partners. We are extremely pleased to have found this partner in Quantum. In our joint discussions, we have identified many business approaches to actively shape and advance the promising and important market for care and healthcare real estate together with Quantum’s team and expertise. I am very much looking forward to this!” says Jochen Lindner, managing partner of SHI Management.

After the acquisition, the company will operate under the brand Quantum SHI and will bundle its investment activities in the healthcare sector under this name. The management team will be expanded to include Constantin Gutknecht, who has been responsible for the healthcare real estate asset class at Quantum as managing director of Quantum Medical Care GmbH since 2021.

The sellers were advised on the transaction by PrimeraAdvisors (M&A), KWIATKOWSKI (legal), and HEUSSEN (tax). On the buyer side, Lupp + Partner (legal) and JEBENS MENSCHING (tax and finance) were involved.
