Quantum launches new light industrial fund and acquires City Dock Mannheim Süd from Panattoni

For the newly launched fund “Quantum Light Industrial II,” Quantum has acquired City Dock Mannheim Süd from Panattoni. The modern and functional business park was completed in 2024 and offers approximately 10,700 m² of usable space. Energy solutions provider beegy GmbH will use the entire property long-term as its new company headquarters.

Hamburg, 15/09/2025 | Quantum Immobilien KVG is expanding its light industrial portfolio and has acquired City Dock Mannheim Süd from Panattoni for the newly launched “Quantum Light Industrial II” fund. The modern and functional business park was completed in 2024 and provides around 10,700 m² of usable space, including approximately 6,000 m² of hall space, about 2,300 m² of office space, and around 2,400 m² of flex space. Energy solutions provider beegy GmbH will occupy all eight units across two buildings on a long-term basis as its new headquarters.

“This functional, multi-tenant-capable property impresses with its excellent location—centrally in Mannheim with good access to the Frankfurt Rhine-Main, Rhine-Neckar, and Stuttgart metropolitan regions—as well as its like-new building quality with DGNB Gold certification,” says Martin Berghoff, Managing Director at Quantum, adding: “We are pleased to have made the first acquisition for our new fund with this high-quality business park and to further expand our light industrial portfolio.”

The new “Quantum Light Industrial II” fund follows “Quantum Light Industrial I,” for which light industrial and logistics properties have been acquired since 2020 in urban and established locations. The goal is continued expansion through targeted acquisitions in growth centers.

City Dock Mannheim Süd – like-new and sustainable

City Dock Mannheim Süd was developed on a brownfield site in line with the sustainability criteria of the German Sustainable Building Council (DGNB) and has been awarded the DGNB Gold certificate. It is equipped with a 584 kWp photovoltaic system and is heated via district heating.

“With City Dock Mannheim Süd, we are handing over a sustainable and third-party-usable property in a very good location, with an attractive occupier and an exciting revitalization history,” says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria.
