Hamburg, Cologne, 16/01/2025 | For a long time, the 1960s high-rise building on Cologne's Friesenplatz remained untouched and vacant. Following the takeover and granting of building permission for the ambitious renovation plans of the two project developers Quantum and PROXIMUS in October 2023 and initial construction progress, an anchor tenant has now been found for CENTRAL CROSS. A long-term lease agreement covering around 11,400 m² of office space has been concluded with Deloitte. This means that all office space has now been let. The move-in is planned for autumn 2027.
There is still a lot to be done before then. The ageing building will be transformed into one of the most modern and sustainable office and commercial buildings in the city. The extensive plans by Quantum and PROXIMUS envisage that around 70 percent of the original building fabric will be retained as part of the revitalisation. New additions include a modern and energy-efficient double glass façade, green terraces and courtyards, an indoor green wall and the use of photovoltaics to optimise operating costs and reduce CO2 emissions. A particular highlight is the conference level on the eleventh floor with a roof terrace and 360-degree view over the city.
"We are delighted that Deloitte has chosen our holistic building concept with flexible office space, green outdoor areas and sustainable building operations in Cologne's city centre, and above all that we are once again developing a corporate location together with Deloitte", says Daniel J. Gedack, Managing Director of Quantum.
"CENTRAL CROSS is a flagship project being built on one of Cologne's most prominent corners, making a valuable contribution to urban development. We are particularly proud that the building will be a model of sustainable architecture thanks to its targeted DGNB Gold certification", says Birgit Riethmüller, Managing Director of PROXIMUS ASSET MANAGEMENT GMBH.
The excavation pit has now been dug and structural work on the basement is starting. CENTRAL CROSS is expected to be completed in the first quarter of 2027.
The lease was brokered by Jones Lang LaSalle SE. Further information on the project and individual retail and restaurant spaces available on the ground floor can be found at: central-cross.de
