Cologne: Quantum and PROXIMUS start work at Hohenzollernring 62

Activity at Friesenplatz: The eleven-story property at Hohenzollernring 62 is set for a comprehensive revitalization. A much-debated high-rise new build will not take place. Initial works are now starting.

The eleven-story property at Hohenzollernring 62 is set for a comprehensive revitalization.

Developers PROXIMUS REAL ESTATE AG (PROXIMUS) and Quantum Immobilien AG (Quantum) are planning a comprehensive modernization of the building at Hohenzollernring 62. The building application was submitted in April, and the project partners are now beginning initial preparatory construction measures and gutting work in the existing building.

Quantum and PROXIMUS are planning around 17,000 m² of modern office and retail space for this central location. According to plans by kadawittfeldarchitektur, the 1960s existing structure will be converted in a resource-conserving manner. Approximately 70% of the existing structure is slated to be retained under current plans and transformed into contemporary, future-ready work environments. This also means that considerations for a complete demolition of the existing building followed by new construction, as well as the political debate about a new high-rise in a central Cologne city-center location, are off the table for now.

The joint venture places the highest value on sustainability and high quality of stay in the revitalization. The building is to receive a DGNB Gold certificate, meet ESG criteria, and significantly reduce CO2 emissions and future primary energy demand. A greened inner courtyard and landscaped terraces are intended to improve the microclimate and promote biodiversity. The plans also include a photovoltaic system for energy generation and wastewater utilization as additional sustainable energy sources, as well as a mobility concept. The core element of the mobility concept is a modern bike park with over 150 bicycle parking spaces.

“With our concept, we are transferring an important part of Cologne’s city center into a future-proof and sustainable use. The revitalization and partial deconstruction of the property at Hohenzollernring 62 will be carried out in an extremely resource-efficient manner. By preserving the existing building, we are saving a large amount of CO2. We believe in the potential and are convinced that this landmark property will significantly shape the district,” says Michael Kunz, Executive Board member of PROXIMUS REAL ESTATE AG.

“The building on Hohenzollernring is in a prime downtown location at a highly frequented site. With the planned measures, we are not only enhancing the urban space and giving the building a new appearance with high quality of stay, but also extending the property’s life cycle and thus tackling one of the core issues of the coming years: the sustainable transformation of existing buildings,” explains Stefan Wunderlich, Project Manager at Quantum Immobilien AG.
