HanseMerkur Grundvermögen AG (HMG) has reached another important milestone in the development of its Markgrafen Kontor office project in Berlin-Mitte. The excavation on the site at Markgrafenstraße 11 to 14 has been completed. The project has now entered the superstructure phase for the modern, sustainably designed office property. HanseMerkur Grundvermögen is working with Quantum Projektentwicklung GmbH to deliver the new building, with Quantum also responsible for letting. Completion is scheduled for mid-2028.

The development will comprise around 17,100 sqm of office and commercial space, including terraces, across seven above-ground floors and one basement level. The flexible floorplates can be subdivided to accommodate a range of office and use concepts. The scheme will also provide 76 car parking spaces, half of which will be equipped with electric vehicle charging points, as well as bicycle parking spaces.

“With Markgrafen Kontor, we are developing a modern and future-oriented office location in a central area of Berlin. The project combines high building quality and sustainable standards with flexible space concepts. This will create attractive long-term conditions for a wide range of occupier requirements,” says Malte Andes, Deputy Chairman of the Executive Board of HanseMerkur Grundvermögen AG.

The new building is targeting DGNB Gold certification. The future operation of the building will also focus on sustainability and efficiency. Intelligent building technology will enable, among other things, demand-based control of room temperature, lighting and solar shading.

Landscaped terraces and external areas on several levels will complement the office space and provide room for breaks and informal exchange. A rooftop terrace on the sixth floor will offer views across Markgrafenstraße, the landscaped courtyard and parts of Berlin’s historic Newspaper Quarter. Centrally located between Berlin-Mitte and Kreuzberg, Markgrafen Kontor also benefits from excellent transport links, with numerous restaurants and cafés in the surrounding area.

“With the excavation now complete, progress on Markgrafen Kontor is becoming visible on site. Together with HanseMerkur Grundvermögen, we are delivering a high-quality office property that combines architectural quality, sustainability and flexible working environments,” says Daniel J. Gedack, Managing Director of Quantum.
