Hamburg/Dublin, 09/09/2026 | On behalf of a club of institutional investors based in Berlin, Quantum Immobilien KVG has acquired Quayside Quarter in Dublin from Greystar, marking its entry into the Irish market. Quayside Quarter comprises 268 rental apartments across eight buildings within the 13-acre waterfront Dublin Landings mixed-use development in Dublin’s North Docks. Residents benefit from a range of on-site amenities and the scheme also includes 210 underground car parking spaces and 300 bicycle spaces. The wider development incorporates offices, shops, restaurants and open spaces, with connections to Dublin’s business district.
“Ireland, and Dublin in particular, is the next logical step in our European strategy, a decision that our investors have backed. Dublin combines exceptionally strong economic growth with sustained demand for high-quality rental housing. Further investments in Dublin and other similarly dynamic metropolitan areas are planned,” says Celia-Isabel Vietmeyer, board member of Quantum.
268 apartments in a well-connected Dublin location
Quayside Quarter is located directly on the north bank of the River Liffey, close to the Silicon Docks, the Central Bank of Ireland and Dublin’s Central Business District. All apartments are fully furnished and feature loggias or balconies. The fully furnished apartments are complemented by a range of amenities and services for residents, including a private gym, residents’ lounge, co-working and meeting spaces, a games room, on-site crèche, children’s playgrounds and rooftop gardens. A dedicated resident app also provides access to services and community events.
“Quayside Quarter is a genuine highlight in Dublin’s North Docks. Its waterfront location, high-quality homes and strong resident offering make it an attractive addition to our portfolio. We are already evaluating further properties of this quality,” says Martin Berghoff, managing director of Quantum.
Greystar acquired Quayside Quarter in 2019, marking its first investment in Ireland, and has operated the community since, successfully leasing the property. Greystar will continue to manage Quayside Quarter on behalf of Quantum following the transaction.
“Quayside Quarter was Greystar’s first investment in Ireland and has been an important part of our growth in the market. Over the past seven years, we have built a strong local team, and a deep understanding of what residents want from their homes. We are pleased to continue managing Quayside Quarter for Quantum, maintaining the high-quality resident experience expected and supporting our ambition to grow our third-party management business in Ireland,” says Claire Solon, Managing Director Ireland, Greystar.
Dublin’s residential market as an attractive investment environment
Dublin is one of Europe’s strongest and fastest-growing economies, supported by a young and growing population. The population has increased by 9 per cent since 2020, while people aged between 20 and 35 account for approximately 21 per cent of the population. At the same time, housing delivery has not kept pace with demand, supporting continued demand for high-quality rental housing and the long-term investment case for the residential sector.
Quantum establishes a local presence in Dublin
The acquisition of Quayside Quarter not only marks Quantum’s entry into the Irish residential market, but also the beginning of the establishment of a local Quantum office in Dublin. This represents the planned continuation of Quantum’s European strategy: Following acquisitions in Amsterdam, Vienna and Copenhagen, Dublin is now the next step.
The transaction was structured as an asset deal. The parties have agreed not to disclose the purchase price. Quantum was advised by the Irish commercial law firm Arthur Cox (on legal matters), PwC (on tax matters) and AECOM (on technical matters). Greystar was advised by A&L Goodbody on legals and JLL as advisory agents.
