Cologne, 08/03/2025 | The joint venture of PROXIMUS and Quantum has leased approximately 9,200 m² of office space in the GERLING GARDEN district in downtown Cologne. This is a long-term new lease over 15 years to the Church Supplementary Pension Fund of the Association of German Dioceses (KZVK). As the anchor tenant, KZVK will occupy all office space in the buildings THE HALL and THE GATE. Completion of the spaces is scheduled for mid-2025.
As part of the Gerling district, PROXIMUS and Quantum are developing GERLING GARDEN as a mixed-use, sustainable inner-city quarter. In the former, listed building ensemble of the Gerling insurance company, a modern mix of offices, retail, hotel, and gastronomy is being created on around 30,200 m² of above-ground gross floor area. Since 2018, the “25hours Hotel The Circle” with 207 rooms has already been successfully operating on the site.
Birgit Dieckmann, Managing Partner of PROXIMUS ASSET MANAGEMENT, says: “With KZVK as our first tenant, we have reached an important milestone in the development of the former Gerling site. The early leasing underscores the successful positioning of GERLING GARDEN.”
Daniel J. Gedack, Managing Director of Quantum, says: “Two and a half years before completion, 70% of GERLING GARDEN is already leased. This pre-letting rate shows that centrally located, high-quality space is in strong demand in every market phase.”
